What does fully managed residential college mean?
The staff, the amenities and the culture of this private res are all designed to enhance the student experience and significantly improve their chances to succeed academically and give parents total peace of mind. In the past university residences, and also private student housing, were often regarded as the place where students can escape from the academic rigour of the formal class context. The residence became the place to chill, socialise, play games and even party. The result was that students who wanted to study often fled from the res to a place like the library where they could study in peace. A residential college is exactly the opposite of that very dated way to regard a residence. A residential college is a residence which is aligned with the academic and support functions of the university and serves to holistically support the student towards personal and academic success.

When is the completion date?
Construction has commenced. The estimated completion date is December 2024, in order to be ready for the 2025 student intake.

Proposed precinct enhancements
In excess of R40 million has been set aside to enhance this incredible area and completion of the enhancements will coincide with the completion of The One. For the students’ convenience, a shuttle service will commence prior to completion of The One and will operate to Stellenbosch CBD and Campus. Area security upgrades including CCTV, roaming guards and off-site monitoring in the area will ensure the enhanced safety of students and residents alike. The area has been identified for street enhancements as part of efforts to make the district more pedestrian-friendly. The vision for the area is being designed around the pedestrian experience. Extensive landscaping is part of the enhancement plan. The introduction of many trees and greenery as well as the placement of outdoor furniture is sure to make this one of the most beautifully landscaped and pedestrian-friendly suburbs in Stellenbosch.

What happens during load-shedding?
During load-shedding, the development’s backup power system will kick in and all areas within The One will remain connected to Wi-Fi. This applies to all common areas as well as within rooms. Lights will also remain on in common areas, most importantly the study centre as to not disrupt students during study times.

Buying & Price List

How do I purchase an apartment?
You will be able to browse and secure any available units by visiting the interactive sales platform.

What is the reservation process?
All reservations will happen online via the interactive price list. The below list outlines the steps you’ll need to be familiar with in order to have the best chance of securing the unit you want to purchase.

  1. Register and log in to https://sales.the-one.co.za
  2. Click the RESERVE button to start the process.
  3. Complete the form and accept the terms: Click CONTINUE
  4. Your reservation will now move to the pending state where you have 10 minutes to add a parking bay and finalise the deposit payment
  5. To add parking, simply select Single or Tandem Bay from the dropdown. This will be added to your purchase price.
  6. You will then pay your R5000 non-refundable reservation deposit via the following methods:
    – Visa or Mastercard
    – Instant EFT via OZOW
    – Masterpass
    – Snapscan
  7. Make your R5000 payment: Your unit is now reserved!*
  8. You will then receive an email from our team with the Agreement of Sale for you to sign and return to us.
  9. If you are interested in the Guaranteed Rentals then please mention this to our team and we will send an additional agreement.

Next steps:

  • The full deposit required is 10% of the purchase price.
  • The balance (90%) will need to be secured within 21 days by either a bond approval, bank guarantee, or cash.
  • Alternatively, we will also accept a 30% deposit with the balance payable 60 days prior to the transfer.

Are there Guaranteed Rentals available?

Yes, the Guaranteed Rental deal can be applied to any studio type. The annual rental income is calculated at 7% of the total purchase price. (Including furniture pack, parking, and any extras). Owners will first purchase a furniture pack for their units and then sign a mandate with the developer who will then manage the rental of their unit for the term of the agreement.

Tax Incentives 

How does Section 13Sex work?
Investors have access to powerful tax incentives, including the popular Section 13sex of the Income Tax Act No 58 of 1962. This scheme enables any taxpayer who owns five or more new, residential rental units, to claim up to 55% of the purchase price as a tax deduction.

Example

  • Total purchase price = R10 515 000

  • Deemed purchase price = R5 783 250 (55% of final purchase price)

  • 5% of the deemed price may be used as a tax deduction every year.

  • This works out to a tax deduction (tax write-off) of R289 162,50 per year for 20 years.

  • Total tax write-off = R5 783 250 (over 20 years).

Taxpayer Criteria for Section 13Sex:

  • The taxpayer must own at least 5 residential units. The deal kicks in once the buyer takes ownership of their 5th new unit. A residential unit refers to a building or self-contained apartment, mainly used for residential accommodation with the exclusion of structures used for business purposes, for example, hotels.
  • All units must be situated in South Africa.
  • Residential units must have been purchased new and unused. (For example, buyers of flats that had previously been occupied would not qualify for this incentive.)
  • The units must be used solely for the purpose of trade (i.e. residential letting). This prevents housing claims for personal use.

Estimated Rental
The estimated rental is based on current market-related rentals, inflated by 5% per year for 2 years.

Rates
The local council calculates rates based on the value of the unit. This fee is separate from levies.

Levies
Levies are calculated at R23/m2. There is also an additional facility levy per resident at R295/pm.

Pre-paid electricity
Each unit will have an independent electricity meter.

Water supply
Water will be paid in arrears and will be billed and metered on specific unit usage.

Furniture & Appliance packs
Yes, furniture and appliance packs will be available closer to completion.

How can I rent out my investment unit?
We will have an in-house rental team which you are welcome to use, alternatively, you may use your own preferred rental agent.

Are there transfer duties payable
No – The price includes VAT, there is no transfer duty payable but there are transfer fees (attorney costs).

What are the transfer fees?
The seller is registered for VAT so there will be no transfer duty but only transfer costs (attorney costs) payable.

Examples:
On a purchase price of R1,5million the transfer costs will be R34 987*
On a purchase price of R2million the transfer costs will be R39 035*

All apartments on the top floor (4th Floor) come with air conditioning.
The rest of the apartments do not have aircons but do come with ceiling fans.

Double glazing is an optional extra, it has great sound reduction and temperature retention qualities.
